Asbestos popcorn ceiling removal in Hayward

Typical cost in Hayward

  • One room, about 150–250 sq ft of ceiling$1,700 – $4,600+
  • Several rooms, about 600–1,000 sq ft of ceiling$4,600 – $10,500+
  • Whole house, about 1,200–2,000 sq ft of ceiling$8,500 – $19,500+

Ceilings in Hayward houses and apartments may carry sprayed acoustic texture or troweled acoustic plaster, and Hayward Asbestos Removal handles asbestos popcorn ceiling removal for both. A lab sample leads. Positive ceilings are wetted and taken down in a sealed, HEPA-ventilated enclosure, and the room is left as bare drywall for skim coat and paint. Cost is driven by the lab result and the ceiling area.

The same ceiling work reaches Castro Valley and Alameda. Hayward has more homes from the 1950s than from any other decade, and a lab result is the only way to know what a given ceiling contains.

Acoustic ceilings in 1950s and 1960s tract homes

About one Hayward home in four dates from the 1950s, and the median year built is 1972. For a house of up to four units the district rule names acoustic ceiling material and acoustic plaster as test triggers, so a sample comes before any scraper. Sprayed texture crumbles under a thumb, which is what makes it friable if it contains asbestos; troweled plaster is harder and may have to come down with the board.

Painted and retextured ceilings

A ceiling may have been painted or skimmed over since it was first sprayed, and a new coat can hide the original product. The lab result, not the surface, decides. Each distinct texture is a separate sample, and a patched corner may have used a different material from the field around it. The district's FAQ sets no age limit that makes a ceiling exempt from testing.

Ceilings in rental units between tenants

About 42% of Hayward households rent, and a turnover is a natural moment to check an old ceiling. In a building of up to four units the owner or manager can order the sample. In a building of five or more units the full survey applies instead, which the apartment building page walks through.

Ceilings above a kitchen, bath or lighting change

Adding a bath fan, recessed lights or a moved soffit opens small patches of ceiling. Under 100 square feet, and with no dry removal, the district wants no notice, but acoustic ceiling material still has to be sampled first. For a few holes in a positive ceiling, a glove bag or small enclosure can replace full-room containment.

Testing before the ceiling is touched

Who samples? For a house or small building (four units at most), the owner or a Cal/OSHA-certified consultant can. What gets sampled? Acoustic ceiling material and acoustic plaster, before anything is removed or disturbed. What if it is positive? Friable texture above 1% asbestos is regulated, so it is taken down wet within containment and disposed of as asbestos waste.

Regulated ceiling that reaches 100 square feet, or any removal done dry, requires notice and a job number; a single living-room ceiling can get there. Houses of up to four units can pay extra to start 72 hours after notice rather than after ten working days. Ceiling area and height, drywall removal, access and furniture, and the waste class decide the cost.

A room with a suspect ceiling can have other suspect surfaces. Floors, ducts and walls may need samples too, and asbestos abatement before remodel or demolition handles them as one project. See the Hayward Asbestos Removal homepage for every service.
